Architectural Standards - Garages


Through the Architectural Standards, the HOA Board is attempting to create a uniform look throughout the community.  Homeowners must continue to submit an Architectural Request Form for any exterior change visible to neighbors and the public.


1. The doors are to be steel or aluminum.
2. The garage door panels are to be of the recessed type and have no windows.
3. Each group of four homes must have the same number of panels on their garage doors so they match each other. (If there is more than one style, the predominant style must be used).
4. The garage doors are to be painted with the "Acri Hues - Stonish Beige" by Dun Edwards.
5. An Architectural Request Form must be filed with the HOA and approved before a new garage is constructed.

***VERY IMPORTANT -  the stucco pattern MUST match the existing stucco. If there is a distinct difference in the stucco application, you will be required to re-stucco and re-paint until there is very little observable difference.

HOMEOWNERS ASSOCIATION MEETING
May 29, 2012


The board meeting was called to order at 6:03 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: Steve Cheff of Heywood Realty and Scott Sowl of Kleanrite Landscaping

Time was given to Scott to discuss some landscape issues.


The minutes from the March and April board meetings were approved as presented.

The financial statement for April was reviewed and approved.

The water line tile on the pool needs to be cleaned.  Steve to get this scheduled as soon as possible.  The kool deck needs a good cleaning also.  The lounge chairs around the pool need to have straps replaced.  Steve t contact the company that last did them to see if they are under warranty and if we can replace only those bad straps.

The board approved having Sonrisa remove the palm tree behind 327 and the eucalyptus tree at 298..  The owners have agreed to pay for ½ the cost.  No replacement trees to be planted in these locations until October.

Steve to contact Kevin with Performance Solar to make sure he is monitoring the readings on the system to ensure all is operating correctly so we can maximize our rebate from SRP.

Lance will check the solar lights at the monument sign so ensure that the lights are functioning properly.

Suzanne discussed the need for help with the architectural guidelines.  She proposed that each board member be responsible for one or two items that need to be in the guidelines.  This would ensure that the guidelines get updated in a timely manner.  Suzanne will take the patio gates.  John will take the garage doors, Brian will take the patio covers and Lace will take front doors and security doors.

April 2012 Meeting Minutes


SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
April 23, 2012


The board meeting was called to order at 7:03 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: Steve Cheff of Heywood Realty.


The minutes from the last board meeting were not available.  Steve to find and send to board.

The financial statement for March was reviewed and approved.

Steve to have the plumbing from the drinking fountain removed.  The pool light needs to be secured better as it has been out and floating in pool several times..

Steve to get a bid for re-strapping the luonges.  See if they can replace only the straps that are broken.  Check when last re-strapped.

The landscapers need to replace areas where they have broken the concrete curbing with their equipment crossing over it.

There is a leak north of the pool that the landscapers need to fix.

March 2012 Meeting Minutes


SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
March 26, 2012


The board meeting was called to order at 6:09 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: Sharlene Ellis of #327 and Steve Cheff of Heywood Realty.

Sharlene discussed with the board the removal of the palm tree behind her unit.  The board agreed to allow one of the 3 palm trees to be removed if Sharlene would pay for ½ of the cost of removal.  Sharlene agreed if the board will also put in a shade tree in place of the palm tree.  Lnadscapers to recommend a replacement tree that will not get too large yet provide shade to the unit.


The minutes from the last board meeting were approved as presented.

The financial statement for February was reviewed and approved.

Steve to make sure that welcome letters sent to new owners emphasize changes in the architectural request form.

The board reviewed the window replacement guidelines.  They will allow only certain manufacturers windows unless special permission sought for an alternative window.  Windows allowed at this time will be Jeld Weld - French Vanilla & Desert Sand; Pella -  Almond; Anderson - Canvas & Sandstone; Gerkin - Sandstone & Tan.

The french drain behind 277 has been completed.

The board voted to table the driveway and unit # issues.  


Old Business:

The annual meeting will be scheduled for April 23.

The May meeting has been moved to May 29 because of Memorial Day holiday.

The board discussed some violation issues.  Steve to send notices to owners regarding these issues.

Architectural Standards - Windows and Doors

One of the best ways to upgrade your home at the Scottsdale Colony is to replace your single pane windows.  Benefits include comfort,  noise reduction, beautification, and reduction in energy costs.


Replacement windows at the Scottsdale Colony must be according to the following guidelines:

Window Specifications:
Horizontal sliding windows
Vinyl replacement windows or doors
No grid lines
No vertical sliders

Approved manufacturers and colors:

Tan
Sandstone

Canvas
Sandtone

French Vanilla
Desert Sand

Almond

Although the above companies are approved as manufacturers of replacement windows, all homeowners must still complete and submit an Architectural Request Form from Heywood Realty.

April 2012 Annual Meeting

The next HOA meeting will be the Annual Meeting to be held on Monday April 23rd, at 6pm at the clubhouse. Residents are invited to attend.

February 2012 Meeting Minutes

SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
February 27, 2012


The board meeting was called to order at 6:01 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: owners of units 339 & 274, Steve Cheff of Heywood Realty and Scott Sowl of Kleanrite Landscaping.

Time was given to the owners to discuss items. Jill in #274 asked about putting in some Ocotillo near her entrance to add shade and privacy.  Scott will look at this and make a recommendation.  Claire of #339 asked about use of the clubhouse for parties, heating the pool in the winter, and community socials.

Time was given to Scott to discuss landscaping issues and the upcoming special assessment project involving the conversion of the west and south sides of the community.

The minutes from the last board meeting were approved as presented.

The financial statement for January was reviewed and approved.

Steve to check on the letters sent to #327 and #299 regarding removal of trees.

The board reviewed a request from unit #277 for window replacement.  The color they chose did not show up well in the print out so the board would like to view a sample before approval is granted.  Steve to contact the owner to request that they provide a sample of the window color.

The board reviewed a request from #277 for a french drain behind their unit to prevent flooding onto the patio of 278.  The board will look at the area in question before deciding.


There continues to be an issue with roof rats.  Steve to get bids for picking the remaining citrus on trees.  


Old Business:
Suzanne committed to start on the revision of the architectural guidelines in May of this year.

The annual meeting will be scheduled for April 23.
