February 2012 Meeting Minutes

SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
February 27, 2012


The board meeting was called to order at 6:01 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: owners of units 339 & 274, Steve Cheff of Heywood Realty and Scott Sowl of Kleanrite Landscaping.

Time was given to the owners to discuss items. Jill in #274 asked about putting in some Ocotillo near her entrance to add shade and privacy.  Scott will look at this and make a recommendation.  Claire of #339 asked about use of the clubhouse for parties, heating the pool in the winter, and community socials.

Time was given to Scott to discuss landscaping issues and the upcoming special assessment project involving the conversion of the west and south sides of the community.

The minutes from the last board meeting were approved as presented.

The financial statement for January was reviewed and approved.

Steve to check on the letters sent to #327 and #299 regarding removal of trees.

The board reviewed a request from unit #277 for window replacement.  The color they chose did not show up well in the print out so the board would like to view a sample before approval is granted.  Steve to contact the owner to request that they provide a sample of the window color.

The board reviewed a request from #277 for a french drain behind their unit to prevent flooding onto the patio of 278.  The board will look at the area in question before deciding.


There continues to be an issue with roof rats.  Steve to get bids for picking the remaining citrus on trees.  


Old Business:
Suzanne committed to start on the revision of the architectural guidelines in May of this year.

The annual meeting will be scheduled for April 23.

The board discussed some violation issues.  Steve to send notices to owners regarding these issues.
