$300.00 Transfer Fee

The board approved a revision of the Association Rules to include a one time fee when units sell that will go to the reserves.  This will be considered an association transfer fee for reserves. This fee will be $300.00.  The fee will apply to all homes sold going forward

January 2012 Meeting Minutes

SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
January 23, 2012


The board meeting was called to order at 6:02 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: Steve Cheff of Heywood Realty and Scott Sowl of Kleanrite Landscaping.

Time was given to Scott to discuss landscaping issues and the upcoming special assessment project involving the conversion of the west and south sides of the community.  The board asked that Scott provide an updated bid to include some rip rap and about 30 - 40 additional plants.

The minutes from the last board meeting were approved as presented.

The financial statement for December was reviewed and approved.

The board reviewed the appeal by Sharlene Ellis to allow her brown colored window frames.  The board will not allow these as they do not comply with the architectural guidelines for the windows.

Steve to notify Sharlene and the owner of 298 that the HOA will split the cost for the removal of the trees by their homes in conjunction with the final phase of the landscaping conversion project.


The board approved the revision of the rules to include a one time fee when units sell that will go to the reserves.  This will be considered an association transfer fee for reserves. This fee will be $300.  The wording of the new rule can be found on line with the rules and regulations.   


Old Business:
Suzanne committed to start on the revision of the architectural guidelines in May of this year.

The annual meeting will be scheduled for April 23.

The board discussed some violation issues.  Steve to send notices to owners regarding these issues.

February 2012 HOA Meeting

The next HOA meeting will be held on Monday February 27, at 6pm at the clubhouse. Residents are invited to attend.

November 2011 Meeting Minutes

SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
November 28, 2011


The board meeting was called to order at 6:18 PM.  Board members attending: John Frigo, Lance Donatello and Brian Weimer. Also attending: Steve Cheff of Heywood Realty, Sharlene Ellis, and Scott Sowl of Kleanrite Landscaping.

The minutes from the last board meeting were approved as presented.

The financial statement for October was reviewed and approved.

Sharlene talked about the windows she installed.  She is requesting a form be sent so she can request a variance to the architectural guidelines.

Scott talked about the winter lawn and trimming of trees.  


Old Business:
The board discussed the solar water heater and the testing of such.  SRP is offering to re-test the system as the readings were too low this past year to get the full rebate.  The board voted to re-test.  The association will get 40% of the rebate now and then the rest after the re-test next November.  We will request that Performance Solar check the system to ensure it is operating properly and then they need to check it every few months until SRP re-tests it.

The board discussed some violation issues.  Steve to send notices to owners regarding these issues.

October 2011 Meeting Minutes

SCOTTSDALE COLONY
HOMEOWNERS ASSOCIATION MEETING
October 24, 2011


The board meeting was called to order at 6:07 PM.  Board members attending: Suzanne Muusers, John Frigo, Lance Donatello and Brian Weimer. Also attending: Steve Cheff of Heywood Realty and Helene Wenz.

Time was given to Helene to discuss an issue with the palm tree in the neighbor’s yard and the bugs coming from it.  Steve to contact the neighbor to have it trimmed or HOA will do it at their expense.

The minutes from the last board meeting were approved as presented.

The financial statement for September was reviewed and approved.  


Old Business:
The board decided that they would not get a pool table for the clubhouse as it might prove to be a maintenance issue and take up too much space.

Steve to check with the pool company as to why the aerators do not seem to be functioning properly..

The board would like to have management send out a reminder memo to the owners that the special assessment passed and the payments will start in February.  This will allow owners an opportunity to plan for the extra payment(s).

The board reviewed the architectural standards for windows..



New Business:
The board discussed the brown windows on one unit and decided to ask the unit owner to paint them beige.

Brian volunteered to check driveways to see those that need repair the most.

The board voted to increase the HOA fee to $148 per unit per month.

Steve to get Kleanrite bid for trimming dead from trees.

The budget for 2012 was approved.


Violations:
The Board discussed delinquencies and violations.  Management to take approved measures to correct problems.
